About the Hamptons
The Hamptons on Palmer Ranch (The Hamptons) is a deed-restricted community established in 1998. The governing and maintenance of The Hamptons is provided by a Homeowners Association (HOA) Board of Directors (BOD) who are assisted by an Architectural Control Committee (ACC) and property management company. The Hamptons are located two miles from I-75 Exit 205, one mile from the Clark Road/Honore Avenue intersection, and five miles east of Siesta Key Beach. The main entrance to The Hamptons is Bridgehampton Drive. At the intersection of Bridgehampton Drive and Flagstone Drive is the community pool. Access to the pool is limited to residents and their guests. Bridgehampton Drive divides The Hamptons into three villages, namely, North, South, and West. The South Village is landscape maintenance free and the Homeowner Association contracts with and oversees a company to provide the services. Landscape maintenance in the North and West Villages is the responsibility of each homeowner. The West Village is located behind a security gate that prevents public traffic from entering that portion of The Hamptons. Residents in the West Village are responsible for the maintenance of the gate and the roads. The roads in the other two villages are maintained by Sarasota County.
Governance
All property owners are members of the Hamptons Homeowner Association as outlined in the Articles and By-laws. A general membership meeting is convened annually.
The Hamptons Board of Directors, is comprised of property owners elected by the members. The duties of the BOD are to ensure association compliance with state and local laws, oversee the maintenance of community common areas, and ensure that all members comply with the governing documents of the association.
The association documents established an Architectural Control Committee (ACC) to assist the BOD in enforcing document requirements and Community Standards. The ACC members are appointed by the BOD. The ACC approves exterior modification to a property and inspects all properties to ensure compliance and consistency.
Community Information and Website Support
All common areas including the pool, retention waterways, entryway, perimeter berms, and common area landscaping maintenance are provided on behalf of all residents through the HOA. Each neighborhood is assessed quarterly maintenance fees based on the services provided to the specific Village. The BOD establishes an annual budget and fees are assessed quarterly.
